New Home - 1 Year Warranty Inspection
Most builders offer a one year warranty on a new home. Before the warranty period expires the homeowner needs to identify and inform the builder of any problems for correction. This inspection should be conducted at approximately the 11th month of the warranty period. A home inspection will document problems with the home while the builder is still responsible. The inspection includes the Roof, Grounds, Exterior, Interior, Heating, Plumbing, AC, Electrical, Basement/Crawlspace, Structure, Windows/Doors, Walls, Ceilings, Floors, Fireplaces, Attics, Insulation and more. Included will be discussions about the proper operation and maintenance of your home and answers to all of your questions.

Your report will document all the problem areas for discussion with your builder. The report will be separated by trade/component so the builder can easily identify what needs to be repaired and you can easily track completed repairs. Protect your investment and call us now to schedule your inspection. Don’t end up paying out of your pocket later when the builder is responsible now.

Listing Inspections (Sellers)
Your buyers will likely hire their own inspection. There are many benefits to the sellers finding out NOW what the buyer’s inspector is going to find at the 11th hour of the home buying and negotiation process. Here are just some of the ways a Listing Inspection helps you, the Seller, and aids in the home selling/buying process:

  • It allows you to see your home through the eyes of a critical third-party
  • It helps you to price your home realistically. It permits you to make repairs ahead of time so that ...
    • Defects won't become negotiating stumbling blocks later
    • There is no delay in obtaining the Use and Occupancy permit
    • You have the time to get reasonably priced contractors (or make the repairs yourself if qualified) on your terms and at your convenience
  • It may alert you of items of immediate personal concern such as safety items, hazardous items and/or major repairs
  • It may relieve prospect's concerns and suspicions
  • It reduces your liability by adding professional supporting documentation to your disclosure statement. You know the history of whether or not there have been any water problems in the basement, but you likely wouldn't know about a roof leak until an inspector observed the leak from inside the attic
  • It may alert you to immediate safety issues before agents and visitors tour your home

Maintenance Inspections
You should inspect your homes health every two years to prevent potentially costly damage from unforeseen problems. As with the human body, one symptom is usually a sign of a bigger problem that, if not treated or repaired, can lead to even more symptoms and much bigger problems.

Ironically, a house is maintained far less frequently than the family car even though a house often costs several times more than a car. A home rarely receives a "check-up". Instead, problems that occur in a home are typically addressed only after something breaks or after a system has become so severe the owner is forced to make repairs. Most homeowners give very little consideration to the fact that if symptoms or problems are identified early, home-related problems can be addressed or repaired before those problems become so large that the expense of fixing them causes a financial strain.

Give your home, your largest investment, the check-up it deserves. I recommend you schedule a home inspection every two or three years during the lifetime of residency in your home. And just as with a buyer-seller home inspection, we will also provide you with a detailed report about the system and structure issues we find in your home.
