Home Inspections.
Most builders offer a one year warranty
on a new home. Before the warranty period expires the homeowner
needs to identify and inform the builder of any problems for
correction. This inspection should be conducted at approximately
the 11th month of the warranty period. A home inspection will
document problems with the home while the builder is still responsible.
The inspection includes the Roof, Grounds, Exterior, Interior,
Heating, Plumbing, AC, Electrical, Basement/Crawlspace, Structure,
Windows/Doors, Walls, Ceilings, Floors, Fireplaces, Attics, Insulation
and more. Included will be discussions about the proper operation
and maintenance of your home and answers to all of your questions.
Your report will document all the problem areas
for discussion with your builder. The report will be separated
by trade/component so the builder can easily identify what needs
to be repaired and you can easily track completed repairs. Protect

NOW what the buyer’s

You should inspect your homes health every
two years to prevent potentially costly damage from unforeseen
problems. As with the human body, one symptom is usually a sign
of a bigger problem that, if not treated or repaired, can lead
to even more symptoms and much bigger problems.
Ironically, a house
is maintained far less frequently than the family car even though
a house often costs several times more than a car. A home
rarely receives a "check-up". Instead,
problems that occur in a home are typically addressed only after
something breaks or after a system has become so severe the owner
is forced to make repairs. Most homeowners give very little consideration
to the fact that if symptoms or problems are identified early,
home-related problems can be addressed or repaired before those
problems become so large that the expense of fixing them causes
a financial strain.
Give your home, your largest investment,
the check-up it deserves. I recommend you schedule a home inspection
every two or three years during the lifetime of residency in
your home. And just as with a buyer-seller home inspection, we
