I enjoy performing inspections for first-time home buyers (FTHB). Most are eager to learn about their new home and I’m always eager to teach. My FTHB Clients often indicate that my inspections were very comprehensive and informative and they love the computerized inspection report with reference pictures. Many FTHB Clients enter the home buying process and the home inspection process with a heightened level of anxiety. I enjoy taking whatever time is necessary to reduce this anxiety by educating my FTHB Clients on the overall condition of the home and how to properly operate and maintain their new home.
When the Client(s) arrive at the inspection, I present an inspection agreement for my Clients to review and sign. I then give the Clients a verbal overview of the inspection process to help clarify Client expectations, clarify the scope of a home inspection and answer any pre-inspection questions.
While the Clients review and complete the contract information, I start running water through the plumbing system and prepare to start the inspection (open the attic access, open the electrical panel, remove the service panels at the furnace, etc.). When the house is ready for the inspection and the Clients have completed the paperwork, we start the inspection at the top floor of the home. I encourage my Clients to walk with me through the house as I inspect so I can review the inspected areas, discuss recommended actions, review critical home maintenance and home operation issues and answer all Client questions related to the area being inspected.
The end result I strive to achieve as your home inspector is for you (my Clients) to know everything about the homes structure and systems that you need to know and should know about the home prior to purchase. The process I use to provide this desired end result includes my very best effort to conduct a very thorough and comprehensive inspection of the property. Just as important as the actual inspection, an area where many inspectors fall short, is my ability to effectively describe in clear terms the results of my inspection findings regardless of my Client’s background. I also put everything about the property in perspective (the good, the bad, urgent items and deferred maintenance items) and make sure all Client questions are answered. The end result concludes with information about how to properly operate and maintain the home, safety-related information and helpful information about any Client plans related to home upgrades.
All of my Clients receive a very comprehensive state of the art inspection report that is easy to read, custom generated for the inspected house, includes color reference pictures for easy recall and understanding, the report can be forwarded to any party by the Clients for their convenience and the report can be viewed as often as desired (on-line) or printed.
